LANCASTER — The Planning Board on March 13 approved plans for a coffee shop at 212 Main St. By a 5-0 vote, the board granted site plan approval for developer Zack Colby to build a 2,720-square-foot commercial building and 612-square-foot patio on a .37-acre vacant lot. The location was the former site of the Smokin T’s food truck. Colby plans to operate a 30-seat restaurant on the site, with 14 parking spaces and a pre-order, pick-up-only drive-thru lane. Traffic flow would enter from Grove Street and exit onto Main Street. As a condition of approval, the drive-through lane must be pre-ordered and pick-up only, with no order window, electronic order board, or outdoor menu. Colby must also submit an engineered, town-approved drainage plan; relocate the water main if required by the water/sewer department; and limit the combined indoor/outdoor seating to 39 seats.
